Hello I'm Mike Chambers Improvementguy. I'll be your instructor in this course and I've been buying properties since I was 16 years old.

I've only rented a few places ever in my life. These were mostly when I moved to a new town.

I have bought properties that I have never owned but I made income from; With various methods one of them called a sandwich lease.

I have bought vacant ground, abandoned right of ways, and alleys and old platted streets; engineered septic systems and pushed that through the planning department and reorganized Lots so that I was able to move houses on to the property and sell a property that previously was unable to be sold!

I have bought property repaired an old Park full of playground equipment, then took on a partner in a business that needed a tax write-off and we donated the park to the town.

I have bought grazing rights; water rights; mineral rights; patented mining claims; old growth tree claims.

I have bought abandoned businesses with all the equipment left in it!

I have been paid to take properties!

Obviously it's not going to be easy to tell about all of these different things this would be a continuing course.

First of all I'll be telling you about six properties that are in Stafford Kansas.

One I live in and own; one I will be fixing up and showing you the process of fixing it up and then give it away!

Yeah I'm a good guy and I hope the person that wins it deserves it, but the truth is I will make money when I do it!

I'm not saying this stuff to brag. I'm saying this so that you will understand you can do it too!

I almost never use any of my own money. Most of my life I've had horrible credit.

But it's okay to have horrible credit when you have money coming in every month and you can just write a check.

The people that I did business with knew that I was good for my word and I had credit with them.

I bought Properties by simply paying the taxes for 3 years; even when I didn't get to own the properties I was paid back at 18% interest on the money I paid in taxes; that's pretty good return when it's guaranteed and you have that interest rate for 3 years!

I have started businesses so I would have a partner that had the equipment that I needed to get paid to take a property!

This whole course will be designed to open your eyes for you to look around and see how to recognize a problem and then solve it.
